Getting the Most out of Offsite Construction: Implementation Strategies & Guidelines

Building off-site vs. on-site requires different thinking as well as understanding of how both the approach and process can make a difference in the level of a project’s success. This session draws on the experience of industry experts that explore what it takes to choreograph and execute a more effective permanent modular construction (PMC) project, from the significance of early engagement to the end goal of early occupancy. Pre-construction begins with a holistic view of the permanent modular construction industry today, followed by a look at some of the strategies and best practices needed to launch a successful project for all stakeholders. Topics include modular design development and integration; the decision making process; the significance of the “module;” ideal project delivery methods and contract variables as well as roles, responsibilities and scope of work delineation—all at the pre-bid or pre-construction phase. Project execution delves more explicitly into the means and methods, as well as stakeholder scopes of work needed to execute the strategies throughout the building construction off-site and on. These strategies include final drawing submittal and approval, zoning and permitting, process, scheduling, fabrication, quality assurance, health and safety, site development, delivery, set, finish, and commissioning of a project ready for occupancy.


Using Shipping Containers as Building Blocks

There are countless numbers of empty unused shipping containers around the world just sitting on shipping docks taking up space. After cargo has arrived, it’s often too expensive to ship empty containers back to their origin, resulting in a high surplus of empty shipping containers. Shipping containers are strong, corrosion resistant, and can reduce construction time by up to 40%. Hard and soft costs are lower as well, particularly in expensive urban and mid-rise markets. Containers can also meet building needs across diverse residential, industrial, commercial, and retail applications. As modular construction has evolved from temporary facilities deployed for emergency needs to an innovative and modern method of construction of even the most complex multistory permanent hospitals, the financial, development, design and construction aspects have similarly become more complex. This presentation offers a unique and panoramic view of permanent modular construction (PMC) from the perspective of every stakeholder involved in a PMC project. Presenters will discuss the financial implications of modular construction and how it is viewed by typical lenders, REITs and private equity, the considerations of a developer, the perspective of the A/E/C team and their interface with the modular fabricator, and those of the end user, operator, or building occupant.


Hotel Construction in Days, Not Months

Offsite construction methods once again awed the world, this time by building a 30-story hotel in just 15 days. Named T30, the five star hotel is located in the Hunan Province of China and will feature 358 hotel rooms, a restaurant, bar, gym, swimming pool on the top floor, underground parking for 73 vehicles, and a helicopter pad. The structure comes in at 182,000 square feet. The key to achieving such speed on its construction is that 93% of the hotel was pieced together with premade offsite components: large sections of floors that arrived on site with structural columns, interior partitions, and fixtures stacked on top and plumbing and mechanical systems already installed inside. Learn how new ways of building offsite are accelerating onsite construction in ways we have not seen before.

About Event

The Offsite Construction Expo is being held at the Walter E. Washington Convention Center in downtown Washington, DC and will feature exhibits from offsite construction contractors, traditional contractors that have integrated offsite methods, offsite factories, transportation companies, architects, engineers, BIM suppliers, materials suppliers, and consultants of all types of offsite construction processes. Additionally, eight case studies will be presented on the hour on the expo floor.
